A shed is considered an accessory structure, which is incidental to the principal use of a property, structure, or building. An accessory structure shall not be used for human habitation.
Requirements
Size:
- A shed may not exceed 200 square feet or 15 feet in height.
- A platform, deck, or stoop which serves as a front exit may not protrude more than 25 square feet, not including stairs/steps or wheelchair access ramps.
A permit is not required for sheds less than 50 square feet in size. Property owners must follow the setback guidelines listed below and ensure it is securely anchored to the ground.
Placement:
- Must be placed in the backyard, behind the frontal plane of the home, and follow the setbacks listed below:
- 2 feet minimum off the rear lot line
- 4 feet minimum off the side lot line
- 10 feet minimum from the house if detached from home (Not required for sheds less than 50 square feet in size.)
Materials:
- Wood/materials used shall be either pressure treated, naturally decay resistant variety, or approved composite material.
- All components shall be able to withstand the dead load, live load, and the wind load
